How vacant staging works

01

Walkthrough

We tour the home with you or your agent and plan which rooms to stage.

02

Design

We pull furniture, art and accessories from our inventory, chosen for this home and its buyer.

03

Install day

Our team delivers and styles everything, so the home is ready for listing photos.

04

Home is live

Listing photos, open houses and showings. The home stays staged until you're under contract.

05

Take-down

Once you're under contract, we take everything down and pick it up.

We ask for at least 10 days' notice to schedule an install. The earlier you book, the better.

Staging consultations

We walk through the home with the homeowner and/or listing agent and give you a clear plan to get it market-ready: cosmetic fixes, furniture placement and styling advice. We take comprehensive notes so you have everything in writing.

You can take it from there and do it yourself, or bring us back to handle part or all of the work.

Frequently asked questions

What does Claude Home Staging charge?

Our New York Essentials vacant staging package starts at $4,750. That covers design and curation ($350), professional installation ($1,300), white-glove removal ($1,150), delivery and pickup, including truck fees and gas ($600), packaging and protection ($100) and 30 days of furnishings (from $1,250). Additional key rooms (like bedrooms, a family room or a finished basement) are $3.50 per square foot plus $200 labor each, and supporting spaces (like foyers, mudrooms and other transitional spaces) are $2.00 per square foot plus $100 labor each. A staging consultation is $350. Occupied staging is quoted after a consult. NY sales tax is not included. Try our vacant staging calculator for a quick estimate.

How far in advance should I book?

We ask for at least 10 days' notice to schedule an install, and the earlier you book, the better, especially in spring.

What's the difference between vacant and occupied staging?

For vacant staging we bring everything: furniture, art, rugs, bedding and accessories. For occupied staging we style the home using mostly your own furniture, then layer in our rugs, art, accessories and a few key pieces where they're needed.

How long does the staging stay in the home?

Furnishings are included for 30 days, and the home stays staged through listing photos, open houses and showings. If you need more time, extensions are a square footage renewal only. Once you're under contract, we take everything down and pick it up.

Does staging help a home sell faster?

Buying a home is an emotional purchase, and staging helps buyers picture their life in it. Since 2016 our staged listings have regularly gone under contract within days, with a median of 5.5 days on market across our recent Virginia listings. We bring that same approach to Westchester and the Hudson Valley.

What areas do you serve in New York?

We stage homes across Westchester County and the Hudson Valley, including White Plains, Scarsdale, Rye, Harrison, New Rochelle, Larchmont, Mamaroneck, Bronxville, Tarrytown, Chappaqua, Bedford and Peekskill. Homes more than 45 minutes from our Westchester base include a delivery fee. We also stage in Richmond, Virginia. See our Virginia page.
